MLS Posting - Introduction


So, you've decided to sell your home yourself? This is known as a For Sale By Owner, or FSBO. While you may not want our expert agents to aid you in selling your home, you still need to advertise your home. Gentry and Associates is happy to help you get exposure for your home by listing it in the Metropolitan Listing Service (MLS) for the Indianapolis area. This will get your home seen by hundreds of area real estate professionals.

Some things you should know before you begin:

  • Gentry and Associates typically only accepts listings for the Indianapolis area and surrounding counties. This includes: Marion, Hancock, Madison, Hamilton, Boone, Hendricks, Morgan, Johnson, and Shelby counties. If your property is not in one of these counties, please contact us about listing it.
  • The one-time flat fee of $500.00 for listing a home in the MLS covers ONLY the listing itself. You are responsible for all showings and contract negotiations.
  • You, the homeowner, are responsible for ALL showings of the home. If you decide you want help with showings from Gentry and Associates, you will incur extra cost.
  • You, the homeowner, are responsible for ALL negotiations regarding the sale of your home. If you decide you want help with negotiations, you will incur extra cost.
  • The listing will remain in the MLS for 6 months. After that time, it will expire. If you wish to renew the listing, you may do so for $150.00. Just contact Jean Gentry when you want to renew.
  • Once your listing is put into the MLS, you will be allowed to make changes to it 3 times without charge. After the 3rd change, you will be charged $25.00 for each change.
  • An MLS listing contains a lot of information. The process of entering a listing will take several minutes. During the process, you will be in a 'session'; this just means your data will be saved as you go from page to page. If you leave your computer for too long, this session will expire. That means you will lose any data you entered. Once you start the process, you should continue without stopping until you finish.
  • The MLS is used by realtors when they search for homes. This means that you must be prepared to deal with real estate agents.
  • You should be prepared to offer up to 3.5% commission to a buyer's agent. This will be taken out of your proceeds at closing and is separate from the MLS listing fees you incur with Gentry and Associates.
  • Real estate agents can keep odd hours; you must be prepared to receive calls from these agents any time of the day. When entering your property's description, you can ask that calls be limited to certain times of the day, but agents may not honor the request.
  • While a listing in the MLS is incredibly valuable in regards to generating traffic for your home, there are no guarantees that your home will sell. Gentry and Associates cannot be held responsible if listing your home in the MLS fails to generate interest or sell your home.

The MLS system supports a great deal of information about a property. Before you begin, please have the following information handy:

  • Your Township
  • School district
  • Legal name of your area (typically the subdivision)
  • Year the home was built
  • Room sizes, including bedrooms, living room, great room, dining room, and kitchen
  • Square footage by level (basement, main floor, upper floor)
  • Foundation type
  • Good directions to the property
  • Type of utilities (gas, electric, water, sewage)
  • Your contact information

If you have this information ready, just click the button below to begin. The process will take several minutes to complete. At the end of it, you will be prompted for the one-time payment of $500.00 and your request will be sent to Gentry and Associates. An agent will call you to verify that you are the homeowner and your home will be listed in the MLS within 48 hours. At that point, be ready to field calls on your home!
