We also understand that sometimes you don't want a listing agent. Some people feel that they can sell their home on their own. This is called a "For Sale By Owner" (FSBO). While we know that a good agent can make the selling process much easier, we also understand that some people want to go it alone. The biggest problem people encounter is exposure: How do they get out the word about their house?

For most, the answer is to put a sign in their yard and take out an ad in the newspaper. While this is a start, it does not get the home exposed to its most vital audience: real estate agents. Most buyers have an agent, and they expect that agent to do the hunting for them.

With this in mind, real estate professionals from all agencies pool their resources. Any time an agent is listing a home, they list it with the Metropolitan Listing Service (MLS). This system contains listings for hundreds of homes and is searchable, enabling an agent to find the perfect home for a buyer. Having your home listed in this system is invaluable; real estate agents all over the city will see your home. The problem is, homes only get into the system when they are listed with an agent. Until now.

If you plan to go the FSBO route, Gentry and Associates can help you get your home into the MLS system. For a flat fee of $500, we will enter your home into MLS and then...we walk away. That's right; you can still sell your own home, not pay a listing agent fee, and have your home exposed to all the real estate agents in Indianapolis. After the one-time flat fee, Gentry and Associates will not charge you 1 cent; no big fees at closing time. You get to handle your sale yourself and keep the proceeds.
